5 Signs You Need a New Roof
A roof rarely fails all at once. It gives you warnings for months, sometimes years, before a leak shows up on your ceiling. Catching those signs early is the difference between a planned replacement and an emergency one. Here are the five our inspectors flag most often on Naperville-area homes.
1. Granules in the gutters
Asphalt shingles are coated in fine mineral granules that protect the asphalt from UV. As shingles age, those granules wash loose and collect in your gutters and at the base of downspouts. If you are scooping out what looks like coarse black sand, your shingles are shedding their armor and the clock is running.
2. Curling, cupping, or clawing shingles
Healthy shingles lie flat. When edges curl upward or the centers cup, moisture and heat have broken down the material. Curled shingles catch wind and tear off in the next storm, exposing the underlayment underneath.
3. Daylight or moisture in the attic
Go into your attic on a bright day and look up. Pinpoints of daylight through the roof boards mean gaps that also let in rain. Dark streaks on the rafters, a musty smell, or damp insulation all point to water that is already getting in.
4. Age
Most asphalt roofs in our climate last 20 to 25 years. If yours is in that range — or you simply do not know how old it is — it is worth an inspection even if nothing looks wrong yet. Freeze-thaw cycles and Midwest hail age a roof faster than the brochure numbers suggest.
5. Sagging or a soft deck
A roofline that dips or a deck that feels spongy underfoot is a structural warning, not a cosmetic one. It usually means moisture has reached the sheathing. This is the one sign you should never wait on.
